Metro

Total sales 为 2,024,较 October 2025 下降 10.2 percent,并比 10-year seasonal average 低 22.5 percent。 Active listings 为 15,688,比 10-year seasonal average 高 24 percent。

他说,这一年一直是 “one step forward, one step back。”

Bank of Canada 10 月 28 日声明留了口子:“There could be a need to increase the policy rate further.”

GVR 的 Andrew Lis 说,一些买家可能会进场使用 “rate holds that will soon be expiring.”

– For owners: renewal at renewal

Investor’s Scoreboard

这是 new benchmark 下的 fresh entry。

按 4.34 percent、20 percent down、25 year amortization 计算:$83,000 down,$1,808 P and I,估计 $425 strata,$104 tax。All in carry 约 $2,337。OfferRent® $2,400。Cash flow 每月正 $63。Year one principal paydown $7,572。在 committed $83,000 上,Net equity built $8,328。Cash on cash 10.0 percent,另加从第一天起 $36,000 under intrinsic。

Hot Foreclosure

Hot Foreclosure of the Week

Asking $1,649,900,即 $998 per sqft。

Three bedroom Richmond tower units
